BIM service catalogue

From discipline model to handover-ready information.

We tailor the scope to the project stage and standards. Before starting, we agree on level of detail, required information, formats, responsibilities and acceptance criteria.

01

MEP system modelling

Discipline models developed from design information, agreed references and project standards.

  • HVAC/R systems within the agreed discipline scope.
  • Modelling routes, equipment and project-required components.
  • Agreed naming, parameters and model structure.
02

Multidiscipline coordination

Model reviews that help teams identify and resolve spatial issues before construction.

  • Model review in the agreed coordination environment.
  • Clash and spatial access review within the agreed scope.
  • Issue register for follow-up and resolution.
03

Drawings and construction documentation

Model-based deliverables structured to the agreed project standard and purpose.

  • Plans, sections and system views as agreed.
  • Element schedules and agreed data exports.
  • Deliverable updates following agreed revisions.
04

Model review and quality checks

Review of agreed modelling, information and completeness requirements before handover.

  • Checks of structure, categories and parameters covered by the standard.
  • A list of issues and gaps for the responsible team to address.
  • Review of model versions and submission status.
05

As-built documentation

Updates to system documentation and information based on agreed construction records.

  • Incorporation of approved site changes into the model.
  • Structuring information required for handover.
  • Model and documentation package in project-agreed formats.
06

Operational data preparation

Structuring equipment and system-element data where included in the information requirements.

  • Equipment schedules with agreed data fields.
  • Mapping of identifiers and categories as part of handover.
  • Preparing the model for the customer's downstream use.

BIM extension · Digital Twin

Autodesk Tandem: a model connected to facility data.

Autodesk Tandem can provide a digital-twin environment where a BIM model and asset information help teams move from design documentation to a structured view of a facility. Operational value depends on adding agreed data and defining how it is kept up to date.

Autodesk Tandem Data API — documentation

Model and context

Spatial context for equipment and systems helps teams locate assets and connect them to information.

Asset data

Agreed properties, identifiers and equipment attributes can support handover and subsequent maintenance workflows.

Operational data

BMS, IoT or service-system data requires an agreed source, connection method, update frequency and data owner.

Operations workflows

Depending on scope, the model can support asset identification, access to information and work-order integrations.

Implementation scope

From model preparation to connected data workflows.

The Tandem Data API supports reading BIM model data and reading and writing custom schema properties. External-system connections are scoped separately after reviewing APIs, data quality and permissions.

  1. 1. Define outcomes and data

Identify users, required assets, attributes, sources and responsibility for keeping information current.

  2. 2. Prepare the model

Review structure, identifiers, properties, locations and the handover scope for Tandem.

  3. 3. Connect systems

Design agreed data flows from BMS, IoT, service or ERP systems; scope depends on available interfaces.

  4. 4. Test and hand over

Check data links and visibility, then hand over access rules and integration-maintenance arrangements.

A Digital Twin is not created by publishing a model alone. The scope does not automatically include real-time telemetry, BMS integrations or data updates without agreed sources and configuration. Tandem environment access and Autodesk permissions remain customer-managed.

BIM delivery framework

Clear expectations from brief to model handover.

Before work starts, we agree on the team's role, data sources, design and model responsibilities, coordination cadence and acceptance criteria.

  1. 01

    Brief and standards

Objectives, disciplines, responsibilities, LOD / LOI and collaboration rules.

  2. 02

    References and setup

Review of files, coordinates, versions, CDE and exchange formats.

  3. 03

    Modelling and coordination

Iterative work, model reviews and issue handling against the agreed plan.

  4. 04

    QA and handover

Review of agreed requirements and delivery of models and outputs.

Scope of work

  • HVAC/R modelling in the agreed environment, disciplines and level of detail.
  • Multidiscipline coordination, model reviews and an issue register for resolution.
  • Drawings, schedules and as-built data where included in the project scope.

What you receive

  • A discipline model in the agreed native and/or exchange format.
  • Drawings and schedules, a coordination report and agreed element information.
  • A handover package for the CDE or operations where included in the commission.

BIM in practice · case study

From model to current documentation on site.

AEC Design’s account of HellCold’s implementation shows how a shared data environment connected designers, the investor and contractors—including teams working directly on site.

01Challenge

Shared project documents

Give project participants access to current materials in one clear, shared place.

02Implementation

BIM Collaborate Pro + Docs

Start with BIM model collaboration, then extend Autodesk Construction Cloud with Autodesk Docs.

03On site

Mobile access

Make documentation available to installation teams using tablets and the PlanGrid app on site.

According to AEC Design, shared documentation improved communication transparency and reduced email traffic.

Mobile access supported document review and helped teams avoid installation errors and clashes.

The case study also mentions a planned Autodesk Construction Cloud integration with Microsoft Business Central to support faster estimating.

How to get started

To prepare a proposal, share the discipline and project stage, modelling scope, expected deliverables, schedule, and available reference models and documentation. Before starting, we confirm formats (such as RVT / IFC), software versions, CDE, collaboration rules and required information level.

  1. Send your brief through the form without creating an account.
  2. We clarify requirements, available data and responsibilities.
  3. We agree on deliverables, a schedule and proposal terms.

Modelling, coordination, design authorship and responsibility for input data are defined before work starts. A Digital Twin is a separate stage requiring agreement on operational data, update sources, integrations, permissions and responsibility for maintaining information.
