Connected buildings. Informed decisions.

A BMS connects system supervision with the technical team's daily work. At HellCold, we bring HVAC/R engineering together with controls integration: Niagara for supervision, KNX for room automation and AI to support data analysis and operator decisions.

Technologies working together

From local controls to a shared facility view.

Niagara Framework

Tridium's integration platform brings data from different systems into a shared supervisory environment. Trends, alarms, schedules and visualisations help operators understand facility performance and respond to deviations.

Device access depends on protocols, drivers, licences and configuration. Read and control capabilities are confirmed after reviewing existing controls.

KNX

The open building-automation standard enables compatible devices from different manufacturers to work together. Lighting, shading and comfort controls can follow coordinated scenarios tailored to how spaces are used.

Connecting KNX to Niagara requires a suitable interface or driver, point mapping and testing. Compatibility is not assumed for every installation.

AI as an operator assistant

Using agreed data, AI can assist with trend analysis, unusual-pattern detection and alarm summaries. It helps identify areas needing attention and suggests changes for technical review.

This is an additional analytical layer, not a feature enabled simply by installing a BMS. It requires data-quality checks and result validation; it does not replace safety controls or operator responsibility.

Data and rules first. Optimisation next.

The aim is clearer system visibility, faster diagnostics and identification of energy-saving opportunities. Results are evaluated against an agreed baseline, accounting for weather and facility use, without promising a fixed savings percentage.

  1. 01

    Assessment and outcomes

Review controls, protocols and measurement points, and define user needs.

  2. 02

    Integration design

Agree architecture, data mapping, licences, permissions and control boundaries.

  3. 03

    Commissioning and testing

Verify readings, alarms, schedules and system behaviour during communication loss.

  4. 04

    AI pilot and maintenance

Evaluate recommendations using facility data, obtain operator acceptance and agree an update process.

Operators remain in control.

By default, AI analyses and recommends; it does not independently change setpoints. Any write access to the BMS requires separate design, limits, authorisation and testing. Safety functions and critical control remain in verified local controls. Remote access and data flows are agreed with the facility owner.
